New Office Development: 353 North Clark, Chicago, IL

Partner-owned 1.1Msf, $400M mixed-use tower in Chicago's premier downtown office market. Overall project management responsibilities with specific tactical implementation, consultant relationships, area calculations, financial modeling and pro forma, partner and consultant agreements, marketing, and leasing oversight.  Environmental efforts included site investigations, testing, and remediation of underground fuel tanks and contaminated soils.  Successfully maintained project on-schedule and within-budget.

 

Owner’s Representative, Project Team Leader
Headquarters: Chicago Transit Authority, 567 W Lake St, Chicago, IL

400Ksf $95M headquarters development in downtown Chicago.  Represented CTA by leading a team of 15 consultants representing client’s new headquarters development, including: core and shell design, development and construction oversight; interior finishes design and construction; furniture procurement, relocation and installation; Security, Data, and Audio-Visual programs; Art Program.  Successfully delivered project on-time and continually under-budget at each major milestone.  Three-year project duration concluded in CTA moving from antiquated, costly, leased facility into new headquarters, and saving net annual capital dollars in the process... a necessary conclusion to support the value proposition to City and Public funding concerns.

 

Project Manager, Owner’s Representative
ATA World Training Center: ATA Airlines, Chicago, IL

26 Acre, 200Ksf, $105M corporate training center for pilots, in-flight, and operations.  Development program included extensive site demolition and environmental clean-up, new administration building, and new flight simulator building.  Broad source financing incentives included: airport revenue bonds, tax increment financing [TIF], US DOD environmental liability contributions, EDGE tax and high-impact business credits, and IDOT/CDOT economic development, large business development, and linked development grants.  Environmental efforts included extensive site investigations, testing, and remediation of underground fuel tanks and contaminated soils.

 

Project Manager, Owner’s Representative
Cupples Station: Bank of America, St. Louis, MO

950Ksf $200M adaptive re-use development.  Eight century-old buildings in varying states of condition and disrepair.  Development programs included four-star Westin hotel development, office and mixed-use developments, condominium development, 800-car new parking garage, and $20M public work.  Unprecedented employment of Missouri and Federal historic tax credits, and associated financing, enabled development that would have otherwise been financially infeasible.  Environmental efforts included site investigations, testing, and remediation of underground fuel tanks, asbestos, lead-based paints, and contaminated soils.

 

Director of Real Estate, Strategic Consultant
Platinum Technology, Inc., Oak Brook Terrace, IL

Directed all real estate activities in outsourced capacity, including: development activities; design, construction, transaction, facilities and financial management; strategic growth/planning; process design and management; feasibility and investment analysis; and legal/risk management; created in-house real estate department.  Responsible for >$12M capital reductions during 18-month assignment.

 

Strategic Planning Consultant
United Airlines Headquarters, Elk Grove, IL

1.1Msf world headquarters strategic analysis and office use re-stack.  Three-month study concluded that UAL should seriously consider re-stacking their interior office space in order to achieve up to 30% increased efficiency of used space, and thus cost to the organization.  Following the study, a re-stack was implemented and UAL achieved all of the efficiency gains proposed in the initial strategic analysis.

 

Regional Coordinator, Strategic Consultant
AT&T Central Region, Lisle, IL

Engaged to fulfill strategic real estate consulting services roll for AT&T Global Real Estate, 35Msf, 12-state Central Region.  Orchestrated six internal company departments and one outsourced department into single coordinated effort of delivering all real estate service needs throughout the region, including: office re-stacks, office moves and consolidations, property acquisitions and dispositions; growth planning and lease transactions.  At conclusion of assignment, successfully reduced personnel need for delivery of same services, increased efficiency of department, and transitioned role to internal employee for future delivery.

 

Corporate Services and Development Strategies Consultant

Depending on client need, engagements varied from simple property disposition feasibility analysis to large-scale development program management representation.  Often, engagements included incorporating and/or managing architects and additional sub-consultants, including: structural and environmental engineers, parking consultants, leasing and/or investment banking consultants, or any number of specialty consultants.

Directed and managed the marketing, operations, financial performance and reporting of over 850Ksf of high-rise office space in Orange County’s most competitive real estate market.
  Oversaw combined portfolio of 8 office buildings, 3 restaurants, 2 parking structures, 2 owner’s associations—each as an individual profit center.  Negotiated leases and contracts on behalf of owners, with direct control over, and ultimate responsibility for, project execution and profitability.
